LPHI introduces new way of living in Cabanatuan City

When Laguna Properties Holdings Inc. (LPHI) welcomes its first residents to Sta. Arcadia Estates in Cabanatuan City, it will likewise be introducing a quality of life to the city heretofore associated only with world-class masterplanned communities.

The self-contained 20-hectare development along Emilio Vergara Highway will offer a range of Spanish Mediterranean homes clustered in pocket neighborhoods that foster social interaction and strong community ties. In the tradition of successful communities in California and those developed by the company in Sta. Rosa, Laguna, single-detached homes will be built in clusters around landscaped courtyards.

Unlike the traditional way of laying out lots simply in a grid, clustering homes helps homeowners define their space, says Steve Dy, LPHI vice president. "When homes are built around cul-de-sacs or clusters, neighbors have a better chance of getting to know one another better and to have a stronger sense of community," he says. Moreover, through traffic is confined to the main avenues allowing homeowners in the clusters – and their children – to safely enjoy their immediate spaces.

Residents’ sense of community will further be heightened by the amenities of this development located in a one-hectare central park. The array of facilities include a clubhouse, swimming pool, children’s playground, basketball court and picnic areas. According to Dy, a "vista of these amenities" will immediately greet the visitor upon entering the community.

Drawing from LPHI’s solid track record in middle-income housing, Sta. Arcadia will best of all be flood-free, a luxury in this city which is periodically visited by heavy rains and typhoons. Upon initial development of the property years ago, says Dy, the area was raised from its original level by two meters using compacted, engineered fill. It has since weathered a number of major storms and remained free from flooding.

Potential Sta. Arcadia residents can choose from a range of house-and-lot packages. House models offer from two to five bedrooms with lot sizes ranging from 120 to 300 sq.m. To give prospective homeowners a better idea of how they can fully maximize living in these homes, LPHI will open for viewing beginning March 28 six fully furnished model units. Three of the model homes – the Arsia, Genoa and Marsala – will be dressed up by US-trained Grace Milan.

Making use of a tested European building system, each Sta. Arcadia home comes with a 15-year warranty against structural defects. Says Prim Nolido, project manager, "This is our assurance that homes are built to last having undergone strict quality control even as the parts were just being fabricated in the factory."

Buteven with commercial establishments nearby, Sta. Arcadia Estates will remain a secure haven for homeowners. The property is ringed by a perimeter fence and patrolled by security personnel 24 hours a day.
