Green pathways at 68 Roces promote healthy living

MANILA, Philippines - Strolling, jogging and biking lanes have become standard amenities of residential enclaves sprouting all over Metro Manila as property developers incorporate healthy lifestyles in their architectural concepts.

But while paved lanes have become the norm, Eton Properties Philippines Inc. (EPPI) is introducing a healthier version with its luxury residential community project in Quezon City, 68 Roces.

Called green pathways, they give a unique balance of health and nature in an urban setting to truly make the project more appealing to strollers, joggers and bikers. The appeal extends to the household as the green pathway conforms to residents’ aesthetic sense by serving as “garden backyard” besides exploiting nature to promote green living. Kids will enjoy playing there even as it brings natural comfort by improving air circulation and ventilation in the three- to four-story houses of the 3.3-hectare exclusive village.

“In 68 Roces, we are enhancing the backyard as your garden. The garden then extends to the adjacent green pathways, creating a ‘garden backyard’ instead of just the usual backyard. The green pathways will also complement the adjacent living-dining areas, thereby making the pathways much more accessible to residents,” explains Jonathan Caro, project head of 68 Roces.

Since the green pathways act as separator of residential clusters, it also creates a free airflow zone that enhances air movement between and inside the three- and four-bedroom homes. “Also, their main purpose is to act as a buffer zone for the two adjacent structures while still creating an air corridor to allow easy airflow movement between and inside the living areas,” says Caro.

With this, residents can use natural light and cross-ventilation in the units to lessen their dependence on artificial lighting and air conditioning.

Residents also need not worry about their privacy when joggers or bikers pass by since a fence actually separates homes from the green pathways. The green pathways offer a different experience for unit owners and their families. “It provides them a pleasant place to stroll around and relax,” Caro says. “Moreover, it also gives them a safe venue where their kids can play freely and hassle-free.”

Being just behind the home, parents need not worry about their children being out of sight. The natural feel of soft grass and open space also gives kids a sense of being in touch with nature while getting the same fun from a playground, or by simply strolling along the pathways.

Although not a new concept in residential planning, the green pathways actually make 68 Roces a natural sanctuary that enables you to balance out the stresses of city living. The green pathways concept is also very popular in countries such as Singapore and Australia, where garden and open spaces are an important design consideration in the master-planning of residential enclaves.

“Putting more greens in a dense urban setting would make people still somewhat closer to nature in spite of the predominance of man-made concrete structures,” he says.

Aside from the green pathways, 68 Roces will also feature a modern-design clubhouse, a swimming pool, children’s play area, landscaped gardens and pedestrian walkways. It will be a worry-free environment with 24-hour security consisting of roaming guards, electrified fence above the three-meter-high perimeter wall and CCTV cameras to monitor the main gate and perimeter.

The residential enclave is strategically located along Roces Avenue in Quezon City, giving families a convenient access to schools, hospitals, commercial establishments and restaurants and bars along Tomas Morato and Timog Avenues.
