AI-powered real estate platform for global Pinoys launched in US

LOS ANGELES — To simplify the financing journey for Filipino home buyers all over the world, Talino Venture Studios has partnered with some of the biggest banks and real estate firms in the Philippines to launch the first AI-powered, end-to-end property technology (proptech) solution called Bahai Deals.

In a soft launch last June 10 at the Philippine Trade and Investment Center here, Talino president and CEO Winston Damarillo said their real estate search engine platform is built to accelerate the growth of Philippine property developers by seamlessly connecting them to real estate agents and Filipino home buyers in North America and other territories.

“For home buyers, this is a free platform.They can sign up for free. It can be accessed globally but we’re starting in North America for our marketing and partnership efforts,” Damarillo said.

He noted that most global Filipinos have always wanted to own a home in the Philippines but the process was never easy for them, thus the idea of Bahai Deals, “which brings together builders, bankers, and brokers in one platform to help our hardworking kababayans find, buy and finance their dream properties in their home country.”

According to the 2023 Pew Research Center report, 31 percent of Filipino-Americans have expressed their desire to return to the Philippines in the future.

Bahai Deals simplifies the home buying journey by providing global Filipinos access to the largest inventory of verified, direct-to-developer listings, multiple payment types, cross-border financing and end-to-end deals.

Harnessing the power of AI, Bahai Deals uses smart property matching, which personalizes listing results based on the buyer’s lifestyle, budget and other goals. It also features sales process automation for lead generation and acceptance of multiple payment types, as well as an easy, end-to-end financing and mortgage powered by Rizal Commercial Banking Corp., BDO Unibank, BPI, Chinabank and PNB.

“With an ever-growing inventory of properties that consists of a hundred projects and nearly 60,000 units, agents and brokers in North America can now tap into a market of global home buyers that’s ready to invest in Philippine real estate,” said Damarillo.

Damarillo said they have also collaborated with strategic members of the Asian Real Estate Association of America to enable Bahai Deals to provide a US-wide realtor coverage, so that home buyers can easily connect with any licensed and accredited agent for end-to-end assistance with property acquisition and other related concern

The partnership with big banks in the Philippines, he noted, would power up the end-to-end mortgage process within Bahai Deals.

“Home buyers can seamlessly access loan pre-approval, application, and processing, removing traditional barriers to home ownership and enabling a faster, more convenient path to property acquisition,” he said.

He added that a number of top developers such as SMDC, Robinsons Land, Phirst Park, Atlanta Land, Dataland, Ciudades, Fortune Real Properties, Arthaland, Landco, Profriends and Eton Properties have partnered with Bahai Deals to give global Filipinos more opportunities to find and own their dream homes.

During the soft launch, Adelio Angelito Cruz, consul general of the Philippine Consulate General in Los Angeles, also showed his support for the creation of Bahai Deals, as he shared the ordeal of his father, a real estate agent during his time.

“My dad was in real estate for over 35 years. From time to time, when he would close deals, I would see the sparkle in the eyes of the buyers because buying a home in the Philippines is very difficult,” Cruz said.

“And through Bahai Deals and the developers, they will be able to ensure efficient delivery of homes and efficient transfer of funds in the Philippines. So, we are truly happy that through Winston and his team’s vision, this is now available to every Filipino-American living in Southern California. We look forward to Winston going all over the United States and opening the doors to over four million Filipinos living here,” the diplomat added.

“Bahai Deals aligns strongly with the Bagong Pilipinas vision of President Marcos — a vision that calls for inclusive growth, future-ready governance and digital transformation at scale,” said Department of Trade and Industry Secretary Ma. Christina Roque during the Bahai Deals launch in the Philippines early this year.

Department of Science and Technology (DOST) Secretary Renato Solidum Jr., for his part, said: “I support Bahai Deals’ initiative of providing global Filipinos with an AI-powered solution for finding their dream home. DOST will give Bahai Deals access to our Hazard Hunter tool designed to identify potential natural hazards in any given Philippine location. It should help Bahai Deals’ users make better-informed purchasing decisions.”
