Scale beyond limits: How AXON is redefining managed workspaces
Quad, managed by AXON in Bonifacio Global City, operates as a fully functioning commercial environment, serving as a live example of how AXON delivers workspaces that support meetings, trainings and collaborations under real-world operating conditions.

Manila, Philippines — As companies plan growth within shorter, near-term windows and rethink what offices need to deliver today, AXON Group is introducing a different way to scale workspaces.

Launched today at Quad in Bonifacio Global City, AXON brings together design, construction, technology, and capital into an integrated machine that helps organizations expand without heavy upfront fit-out costs, long build timelines or the coordination breakdowns that routinely slow projects down.

Unlike traditional workspace models that depend on handoffs between independent vendors, AXON owns and orchestrates every layer of the workspace stack, from capital deployment and engineering through fabrication and ongoing operations. The result is clearer accountability and faster movement from decision to delivery.

Sherwin Dela Cruz, co-founder and CEO of AXON Group, speaks at Quad in Bonifacio Global City during the company’s launch, introducing a workspace delivery model that brings design, construction, technology and capital together under one accountable, integrated vertical stack.

Built for speed

For decades, delivering an office has meant navigating a chain of vendors—designers, engineers, contractors, suppliers, operators—each adding margin, handoffs and delay. AXON collapses that model by owning the full workspace stack, removing vendor margin stacking and coordination latency while keeping responsibility in one place from start to finish.

Because design, engineering, procurement and construction sit under the same stack, AXON can adjust quickly when client requirements change—the point where traditional office builds usually slow or stall. Permits, procurement cycles, scope changes and execution no longer require re-bidding or repeated alignment meetings. Companies can move from commitment to occupancy in as little as 75 to 90 days, even as needs evolve.

AXON refers to this approach as managed workspaces engineered for zero-friction builds. In practical terms, that means fewer decision loops, no vendor blame-shifting, and faster resolution when issues arise.

“Most companies now make scaling decisions in much tighter timeframes, but the workspace industry still behaves as if growth happens once every 20 years,” said Sherwin Dela Cruz, co-founder and CEO of AXON Group. “That mismatch is expensive. AXON was built to fix it—by collapsing what used to be multiple vendors and decision points into a single, accountable stack.”

Zero-CapEx offices

A central part of AXON’s model is AXON Keys, its managed workspace offering designed to remove the burden companies face when building offices. Instead of asking teams to navigate fit-outs, permits, procurement and contractors on their own, AXON takes full ownership of the process—from capital deployment to delivery—and provides a fully built, technology-ready office as a predictable operating expense.

Each workspace is built-to-suit, engineered around how a company actually operates rather than standardized layouts. AXON works closely with clients through every decision—from space planning and technical requirements to timelines and operational readiness—guiding teams through a process that is often unfamiliar, complex and high-risk.

“For most companies, offices are a necessity, not a choice,” said Dela Cruz. “But very few teams are equipped to manage the realities of building one—the coordination, the permits, the technical decisions, the things that can go wrong. AXON exists to take that weight off their shoulders.”

That certainty comes from AXON’s vertically integrated delivery model. By owning and integrating the full workspace stack, AXON reduces delivery risk and keeps projects moving even as requirements evolve.

Dela Cruz’s perspective is rooted in experience. Before founding AXON, he spent years on the client side managing office builds and owning properties that stalled during the pandemic years. Projects dragged on. Decisions were delayed. Risk accumulated.

By planning for daily use from the outset, AXON ensures that supporting amenities are seamlessly integrated into the workspace, reducing distractions and keeping teams focused on work.

Quad in operation

Quad, AXON’s flagship site in BGC, operates as a fully functioning commercial workspace serving teams and professionals on a day-to-day basis. It supports meetings, training sessions and collaborative work under real operating conditions, reflecting how AXON’s model performs once spaces are live, occupied and in constant use.

Within the 2,400-square-meter facility, AXON Keys and AXON D&B work alongside AXON’s specialist capabilities in joinery, fit-out and technology—bringing together expertise from Woodpecker, Optima glazing by Kingfisher and globally sourced finishes and FF&E through Focal Point Elements into a single coordinated execution.

Enterprise-grade audiovisual systems are then integrated through a strategic technology solutions provider, Versatech International, under AXON’s delivery and operational control. Spaces are designed to adapt quickly as needs change, allowing teams to move between meetings, training sessions and collaborative work without delays caused by reconfiguration or vendor handoffs.

Quad is nearing full tenant utilization and continues to attract teams and professionals using it as an execution-focused alternative to traditional offices. It also functions as swing space within the AXON portfolio, allowing capacity to reset as client requirements change rather than remaining permanently locked.

Behind the scenes, AXON relies on repeatable engineering decisions and prefabricated components to reduce variability during delivery. For clients and property stakeholders, this translates into fewer defects, fewer late-stage changes, and more predictable approvals.
