San Juan boasts first ‘green’ building

The Philippine Star

MANILA, Philippines - The US Green Building Council (USGBC) has awarded BTTC Centre, a 12-story Class A mid-rise office building by Hantex Land Corporation, the Leadership in Energy and Environmental Design (LEED) Gold designation for Core & Shell, making it San Juan City’s first building to receive such level of certification.

LEED is the US Green Building Council’s internationally recognized rating system, and provides third-party verification that a building, home or community was designed and built using strategies aimed at achieving high performance in key areas of human and environmental health.

The BTTC Centre provides flexible workspaces that aim to boost productivity, inspire excellence, and increase the bottom line of client locators through the benefits of environmentally conscious design solutions — maximizing utility efficiency and sustainability.

It recycles water with its built-in sewerage treatment plant and is structured with double-glazed glass to provide ample entry of light while cutting approximately 70 percent of external heat. The makeup air unit manages indoor air quality by minimizing dust particles entering the building. A landscaped façade and roof deck further enhances the green environment. Its fully integrated Building Management System likewise enables easier control of operations, security, and indoor temperature in a manner that reduces carbon footprint.

“Sustainable development makes good business sense. Investment in green buildings may seem prohibitive at the onset, but the returns are generally favorable: decreased operating costs, increased ROI through higher tenant retention and renewal, rental premium, and increased asset value,” stated Rick Santos, CBRE Philippines CEO, chairman and founder.

“Investing in long-term sustainability will likewise benefit the people by providing a space that promotes a better environment, further nurturing their abilities to perform well,” added Santos.
