Alveo leads the way in South Luzon

MANILA, Philippines –  Thriving residential lifestyle communities are fast emerging south of Manila through the country’s leading residential developer in South Luzon, Alveo Land.

A one-hour drive from Manila to the ever-growing South Luzon region takes you to the dynamic and upscale communities of Verdana Homes Mamplasan, Treveia and Venare, which are three signature developments of Alveo Land’s Southside.

Taking its cue from the rapid development of various business and commercial establishments in Laguna, the Alveo Southside District has so far shown remarkable sales performance that saw it continue to dominate the South Luzon market with a 58.5% total market share in 2010 as compared to the 41.5% showing of other developers in the area.

This, therefore, translates to robust individual property sales, starting with the thriving built-up community of Verdana Homes Mamplasan posting an 84.22% sales take-up as of 2010, and a 40% increase in land appreciation value since it was launched in 2004.

The growing community of Treveia at NUVALI, on the other hand, had continued its fruitful sales take-up, having achieved a substantial 95.70% total sales take-up by 2010 and a 29% increase in land appreciation value since being unveiled in 2007. Alveo Land’s more recent lifestyle development in NUVALI South, Venare, gathered a total of 64.40% lots sold, with its total land appreciation value growing by 6% since it was launched midway last year.

“So far, we have monitored a constant wave of positive response for our top three Southside developments,” says Anton Sanchez, senior project development manager for Alveo Land. “The figures we presented simply indicate how valuable the brand of innovative Southside living is for our buyers and residents, with each property having been uniquely developed to suit distinctly diverse modern lifestyles in the south.”

Proving that the Southside communities are continuously growing Alveo properties, in 2010 alone the projects gained a total of P2.1-billion in collective revenue accounting for a 62% total market share in the area.

To sustain the growth garnered by the Southside District, Alveo Land has formulated a number of plans that aim to improve the development and the brand aspect of the properties.

Alveo Land will be capitalizing on the various offerings at NUVALI and Sta. Rosa which include Westgrove Church, the Xavier School NUVALI and Everest Academy institutions, the Lakeside retail component at Solenad NUVALI, the One and Two Evotech office hubs, The Fields at NUVALI (a venue for outdoor team sports), the CWC-run Republ1c Wake Park in NUVALI South, and many others. Infrastructural enhancements are also expected with improvements in access roads and common amenities. 

All three communities will be identified as part of a distinct Alveo Southside growth center with a diverse set of value propositions that are improving the way of life in the South. This 2011, Alveo Land is expected to improve the affordability of its Southside communities, which in turn, the company believes should help strengthen the company’s foothold in the Southern market.
