The Courtyards: Ayala Land’s blockbuster project south of Manila

The Philippine Star

MANILA, Philippines - Continuing its trailblazing legacy south of Metro Manila, Ayala Land Premier(ALP), the high-end residential wing of the property giant, is fast-tracking  the development of The Courtyards, its latest suburban project in the Alabang-Cavite corridor.

The Courtyards is composed of 130 hectares of prime living space in Dasmarinas and Imus towns, with relatively flat terrain and views of the Cavite lowlands and the Metro Manila skyline.

ALP officials said the lots from its first phase have generated high interest from the market, giving a sales take-up value of over P3 billion, only five months into its launch, strengthening its stake in the first-class residential development in the region since Ayala Alabang pioneered the way in the early 1980s.

“We have designed The Courtyards to be the ideal living space for ‘full nesters’ – families with one or more children, or else couples that are planning to add more to their brood, as well as established families who wish to move into a more peaceful suburban setting,” said ALP head Jose Juan Jugo.

“This project has attracted strong demand we consider it a ‘blockbuster’ as over 80 percent of the inventory we have released have already been sold just five months since its launching,” he added.

The Courtyards offers 431 lots ranging from 470 to 1,947 square meters.

Each lot is part of a cluster of six to eight lots enclaved in courtyards, essentially a cul-de-sac which allows for one-way traffic and has an island of greenery in the middle, ensuring privacy and tranquility for the residents.

Lots are classified according to whether they are fronting a courtyard, adjacent to a greenway-- a linear park running parallel to the main road, or their proximity to the main amenity core.

These factors determine lot prices which start from P23,900 per square meter to P38,900 – the most expensive thus far in ALP’s portfolio.

The main amenity core is located near the main gate and includes a community center, playfield, swimming pool, and a multi-purpose court.

The Courtyards is accessible through two main thoroughfares. From the west, Emilio Aguinaldo Highway leads to Daang Hari and Jose Abad Santos, and from the east, South Luzon Expressway (SLEX)-Alabang exit, leads to Daang Hari. Soon, by the second quarter of 2015, the Muntinlupa-Cavite Expressway from SLEX will be opened.

This SLEX exit shall connect SLEX and Daang Hari, offering a more convenient route to The Courtyards.

As much as it is a suburban escape, The Courtyards is also within close proximity to various recreational establishments such as The District malls in Imus and Dasmariñas, and Alabang Town Center. Nearby churches include Our Lady of the Pillar Cathedral in Imus, St. James the Great in Alabang, St. Jerome Emiliani and St. Susana Parish at Alabang Town Center, and St. Joseph Parish Church in Las Piñas. Educational institutions are also a quick drive away such as De La Salle Dasmariñas, De La Salle Health Sciences Institute, De La Salle Santiago-Zobel School, PAREF Southridge School, PAREF Woodridge School, and San Beda College.

“Ayala Land Premier is committed to the vision that every family member is able to balance his or her lifestyle and flourish with the conveniences we offer at The Courtyards,” said Jugo.

By 2016, residents can move in to their homes in The Courtyards.
