CEBU, Philippines — Getting ahead of the demand curve, Cebu Landmasters Inc., (CLI) opened its first co-living project in Cebu, providing affordable yet modern lodging spaces for students, and young professionals alike.

A joint venture between CLI and Sugbo Prime Estate Inc., the project called “The Pad Co-Living” is located along Banilad street in Cebu City.

The Pad Co-Living is a specially created living solution for working professionals, students and travelers who are looking for an affordable and well-located address in the prime Banilad area, said CLI chairman and president Jose “Joe” R. Soberano III during the formal opening of the facility.

The Pad’s 156-room Building A showcases five main room offerings: Solo, Twin, Trio, Quadruple, and Family Occupancy rooms for long or short-stay guests. All rooms include its toilets, while family rooms have their own dining and living area to accommodate up to four guests.

The company opened the first of the two co-living buildings within the property owned by the Farrarons family’s Sugbo Prime Estate Inc.

The Pad’s monthly rates start as low as P5,800 a month, while its daily rates start as low as P999.

Co-living concept is a modern and more sophisticated version of the traditional “boarding house.” It is a residential community living model that accommodates three or more biologically unrelated people living in the same dwelling unit. It is a new concept of communal living popular with millennials who live and work on their businesses under the same roof.

Soon to rise in June 2024 is The Pad Co-Living’s hostel building, Building B, a 102-room establishment that will accommodate short-stay bookings for business travelers, backpackers, and transients.

The Pad provides a minimum lease period of three months, with the option to extend contracts for up to 12 months. Every room is equipped with its submeter, and monthly readings will be taken to calculate consumption, which will then be divided among residents of each room.

Amenities comprise a rooftop deck lounge, a communal cooking area, round-the-clock security, and complimentary WiFi tailored for remote and hybrid work arrangements. Also, the facility features a rooftop restaurant and swimming pool exclusively available to hostel guests.

The Pad will also open two concept restaurants at the newest building: Sunrisers Brunch + Bistro soon to open on the Ground Floor, and Sunset Soirees Rooftop Restaurant on the roof deck of Building B slated to open next month.

Strategically located in Banilad High Street, The Pad is also complemented with elevated retail offerings within the property. Recently opened merchants include Aloha Mana Spa & Cafe, 7-Eleven, Your Daily Go Cafe and a Three Two Brew Pop Up at the transfer lobby. Tenants will open soon, including Aura Beauty Studio, SB KMart, Wu-Yang Cantonese Restaurant, Fraction Fitness, Landbank, and Three Two Brew.
