The latest residential development by world-acclaimed Ayala Land Inc. (ALI) has initiated a revolution in the Philippine real estate industry. Serendra, located in Fort Bonifacio Global City, has outpaced its sales target by 250 percent in its first month of bookings.

Asuncions first priority in the design is the contextual aspect. "Context means your design has to fit into what the physical aspects of what youre building, then you take into account the clients preferences," Asuncion said.
The atmosphere inside is very homey. The design is very clean but still warm. "A lot of it is lighting, personally, I like to focus on lighting and colors. Each light fixture has a function and focus, the colors and their combinations complement each other to create a bigger whole. Lighting creates different moods for different spaces. A wrong color can change the whole scheme."
In the bedroom, there is lighting from above and below the huge painting framing the top of the bed. Fluorescent lights are also recessed in the lowered ceiling so adequate for reading or painting is available without creating gale for tired eyes. Mood changes are created when different light combinations within the same room are tried.
"Orientation is very important. Design can be very beautiful but if you cant live in it then its useless. I wanted the spaces to flow, the kitchen and dining are fused together and have easy access to the living area and even the bedroom. The bathroom and walk-in closet are opened up and can be closed only by sliding door, so you can walk in anytime," Asuncion said.
The spaces are uniquely molded, the rooms are defined not through the use of walls but by using different treatments in the ceilings. Light or pastel colors are utilized because of space concerns. The light colors expanded the limited space and the darker colors were used only as accents.
