Century Properties undertakes energy efficiency project

MANILA, Philippines -  Century Properties Management Inc. (CPMI), one of the country’s largest pro-perty management companies, has embarked on a mission to make its managed portfolio of over 40 buildings across the Philippines more energy efficient.

The commitment was marked by a ceremonial signing of the implementation contract between Century Properties Management Inc., acting on behalf of the Pacific Star Condominium Corp., and Trane Philippines; with the Clinton Climate Initiative (CCI) serving as guest witness.

Work has begun on the Pacific Star Building, the 20-year-old, 600,000-square foot office building located in the center of Makati, Manila. By replacing existing chillers with new high efficiency ones from Trane, the building’s total energy consumption will be reduced by 20 percent, while carbon dioxide emissions will be reduced by 350 tons each year. As part of this project, Trane has guaranteed that its chillers will reduce energy use and run on a refrigerant that is in line with global environmental standards set out in the Montreal Protocol.

The energy savings will enable the Pacific Star Building to pay back its investment in less than four years. CPMI plans to fit out energy efficient equipment in its remaining managed buildings across the Philippines, with concurrence from each building’s condominium corporation, over the next two years.

The Clinton Climate Initiative (CCI), a project of the William J. Clinton Foundation, is assisting Century Properties in the project through its ‘Energy Efficiency Building Retrofit Program’. CCI is providing Century Properties with advice on the various technologies and financial mechanisms available, using global best practice examples, to help improve the building’s energy efficiency.

And of equivocal relevance, reducing energy cost parallel to implementing the same measures. It is a ‘win-win’ proposition and almost a guarantee to become a precedent,” said Ambassador Jose E. B.
