Dry docking firm makes good in real estate

MANILA, Philippines - DDC Land Inc.’s shift from being a Cebu-based ship repair company to  real estate development was no accident.

The shift came about when three big shipping companies in the area merged. In August of 1991, DDC Land was registered with the Securities and Exchange Commission (SEC) as a land and housing developer.

After a successful first venture in low priced housing development in Cebu and Cabuyao, Laguna, the company’s management again made another decisive move when they transferred  operations to Manila. DDC’s first project was Crystal Ville subdivision in Cabuyao for more than 1,000 employees of American owned Read Rite Philippines.

In response to the call of then President Estrada for more decent and affordable housing for the Philippine National Police (PNP), the then Department of Culture and Sports (DECS), overseas Filipino workers (OFWs), and other government employees. DDC Land delivered the first of the Garden Villas, Sta. Rosa in Barangay Ibaba.

Then came Garden Villas II in Macabling, Sta. Rosa near SM. All 410 units were sold out in less than a year. Then followed other Garden Villas projects. Except for the Crystal Ville Subdivision, the succeeding projects were all named Garden Villas – I, II, and III (with phases). All told, the partnership has converted 58 hectares of raw land into more than 4,000 residential and commercial lots in Sta. Rosa City.

The Garden Villas II, phases 1 and 2 sold out 1,165 units; Phase 3 is on going and expected to be completed before the year ends. DDC Land recently launched Phase 5 of Garden Villas which is contiguous to phase 3 with 1,048 units.

From the double duplex (quadruplex) and duplex models of the previous projects, Phase 5 now features more space for relaxation and amusement: its own multi-function clubhouse that caters to any occasion you’d like to celebrate with your family, an inflatable playground to spend the afternoons together, safely and timeless.

DDC Land’s more than 4,000 satisfied buyers are from the industrial parks and estate communities in Laguna Technopark. Despite advances in modern construction technology particularly in the laying of contract of concrete DDC Land is still applying the time – proven method of “buhos” or cast-in-place method for better structural stability and safety; the concrete hollow block is only used for non-load bearing membranes like flower boxes, if at all.
