Application gets council nod: SM, Ayala development at SRP approved
CEBU, Philippines — The Cebu City Council has approved the application of SM Prime Holdings and Ayala Land, Inc. to develop land at the South Road Properties, something that Mayor Edgardo Labella described as three years overdue.
In a resolution, Councilor Philip Zafra said he endorsed the approval of the application following a recommendation from the Cebu City Zoning Board.
SM Prime Holdings, Inc. and Ayala Land, Inc. applied for a Land Development Permit for the proposed 263,384 square-meter proposed mixed-use development at Lot 8-B-1 at the SRP.
Labella has said the SRP is expected to generate two million jobs.
“Let’s stop finger pointing, let’s start working and move on now. As I pointed out in my first 100 days, this will generate employment, this is good for all of us,” Labella said yesterday.
“There is an ordinance that, in all these developments, the priority will be given to Cebu City residents,” Labella added.
The land development permit that was approved is for horizontal development, which will put in place roads and drainage to prepare the land for the upcoming constructions.
Under the law, the ratio between buildable space and open space is 70 percent and 30 percent but the city increased to 50 the percentage of open space to give way for sidewalks.
“We want the SRP to be a walkable area. We want the SRP to be a smart and green city at the same time,” said SRP Manager, Atty. Jose Daluz.
He said the city plans to form a traffic work group for the SRP.
He said one of the issues at the SRP is the volume of traffic that is expected once the SM and Ayala project will start operating and the Cebu-Cordova Link Expressway (CCLEX) will open.
“We are creating a technical working group with DPWH, and big companies because I see SRP, two to three years from now, that the volume of traffic will be 20 times,” Daluz said.
Daluz said they have hired a traffic consultant to assess and address the anticipated problem in traffic. JMO (FREEMAN)
