ALI’S Nuvali flourishes into Calabarzon growth center

The eco-community offers sutainability as its value proposition

First and largest eco-community in the country

MANILA, Philippines - Nuvali, the flagship eco-community development of Ayala Land Inc., has been steadily transitioning into Calabarzon’s regional growth center since opening in 2009.

A masterplanned mixed-use development that straddles the cities of Sta. Rosa, Cabuyao and Calamba in Laguna,  Nuvali has grown considerably in terms of residential and commercial developments. At present, the estate consists of 85,000 square meters of gross leasable areas for retail and office spaces, 150 hotel rooms, and has sold about 12,000 residential units.

From 1,800 hectares six years ago, Nuvali has expanded to 2,290 hectares, making it ALI’s largest estate development to date.

Flourishing within the eco-community are two business process outsourcing (BPO) buildings, an events center, a shopping center and two prestigious schools. Approximately 50 percent of the whole development is dedicated to green and open spaces which feature a multi-functional lake, mountain bike and hiking trails, and a wildlife and bird sanctuary.

“Nuvali is a potent alternative for urban professionals seeking a sustainable way of life. The primary force that propelled the speedy development of Nuvali is the overwhelmingly positive reception of the market, particularly on its unique vision of sustainability which Nuvali offers as its value proposition. This, in turn, inspired us to work extra hard so families and other members of the community can benefit from the amenities and lifestyle features offered at Nuvali,” said John Estacio, general manager of Nuvali.

The opening of the Cavite-Laguna Expressway (Calax), which directly links Nuvali to major CBDs Makati, Manila, and Cavite via the South Luzon Expressway (SLEX), will increase the estate’s investment potential both as a business space, and a residential cum recreational haven. Nuvali is accessible through five SLEX exits via Mamplasan, Sta. Rosa, Eton-Greenfield, Silangan and Canlubang.

Aside from being the current home of 5,000 residents, Nuvali carries a workforce population of 4,000 and this number is expected to double in the next 3-5 years with the completion of additional office buildings.

Among Nuvali’s newest developments include its own leisure shopping mall, Solenad, which has recently completed its third wing. The premium shopping complex stands out with its outdoor active lifestyle theme reflected through its spacious walkways, bike lanes, an 800-square-meter activity park, a fully-packed outdoor playground and pocket gardens. Its cinema wing, featuring four movie halls will open by November. Solenad boasts over 40,000 square meters of retail space and when completed, will offer over 200 shopping, dining and entertainment options, making it the primary go-to leisure destination for residents in Laguna, Tagaytay, Batangas and Muntinlupa.

S&R Membership shopping will open its branch in Nuvali by mid-November. Camp N, a multi-purpose outdoor and recreational facility similar to SandBox in Porac, will open by December. QualiMed Hospital is currently undergoing construction and will be open by the second quarter of 2016.

The opening of two prestigious private schools in the estate, Xavier School and Miriam College, has raised Nuvali’s appeal as a veritable nesting ground among the upwardly-mobile professionals who place a high premium on a healthy and balanced lifestyle. Nuvali’s residential portfolio covers a wide range of lot-only, house-and-lot, and mid-rise condominium unit configurations spread in 21 living spaces across the estate. Full-nesters, couples, young families, and single professionals are sure to find a dwelling to fit their lifestyle needs among the broad array of Ayala Land Premier, Alveo, Avida, and Amaia residential options ranging from P1.8 million to P20 million.
