QCPD warns of property scam

MANILA, Philippines — The Quezon City Police District (QCPD) yesterday warned the public of a real estate scam after its operatives arrested a suspect in an entrapment operation on Sunday.

In a statement, QCPD director Brig. Gen. Nicolas Torre III said they arrested Reymart Mirambil, 30, who leased a house and lot for P20,000 a month from Mary Sheryl Realce, the authorized caretaker of the property owned by her aunt, Maria Andaya.

Mirambil reportedly pretended to be the owner of the property and mortgaged it to Redison Rigor for P1 million without Andaya’s knowledge and consent, police said.

Rigor initially gave P850,000 to Mirambil on Nov. 17 as initial payment, with the balance to be paid after three days.

Rigor later found out that Mirambil scammed him and asked for police assistance.

QCPD Station 14 officers staged an entrapment operation that resulted in Mirambil’s arrest.

He faces charges of violating Paragraph 1, Article 316 of the Revised Penal Code, which punishes “other forms of swindling,” before the Quezon City prosecutor’s office.

Torre warned the public of this type of modus operandi, adding that there are many ways to verify a property’s true owner.
