The Magnolia Residences: A trendy hub rises in iconic address

The Philippine Star

MANILA, Philippines - At a time when investors are more conscious about the advantages of living in high-rise communities and when there is a preference for condominium homes, it may be tempting to buy a property in the latest trendy address.

Before moving forward and investing, however, it will do well to consider The Magnolia Residences, developed by Robinsons Land Corp. under its Robinsons Residences brand and carefully planned to address the needs of its clientele.

The Magnolia Residences is within The Magnolia Town Center, which has recently been awarded as the Best Mixed-Use Development in the Philippines by the International Property Awards. The award-giving body celebrates the highest levels of achievement by companies operating in all sectors of the property and real estate industry, so that an International Property Award is a world-renowned mark of excellence.  The Magnolia Residences will remain a first-class address long after other developments have passed their prime.

The four-tower Magnolia Residences development in N. Domingo St., New Manila, Quezon City is being built on the property where the iconic Magnolia Ice Cream House of yesteryears once stood. The area is known as a neighborhood where Manila’s old, rich and distinguished families have homes, making the condominium development an ideal address for second or third generation relatives especially since available spaces for house and lots in the area are limited. The Magnolia Residences’ secondary target market are empty nesters from the same area who may choose to live in more compact and manageable spaces, leaving the upkeep of their  bigger houses to their children who have growing families.

Magnolia Town Center is a mixed-use development thus named to celebrate the former identity and character of the beloved place. To integrate the sentimental value of the location, an ice cream house stands in the plaza between the mall and the residential towers.

Robinsons Land  commissioned global design firm RTKL for the Magnolia Town Center masterplan.  Respected Philippine architectural firms Jonathan O. Gan & Associates and ASYA Design Partner were responsible for the design of the mall and residential condominium, respectively.

While adequate parking spaces for the residents’ private vehicles are available, the area is also easily accessible via public transportation. The development can be reached via the Light Railway Transit-2, through either Betty Go-Belmonte or Gilmore stations along Aurora Blvd., or the jeepney.  Aurora Blvd. connects the area to the cities of Manila and San Juan and to Epifanio Delos Santos Ave. (EDSA.)

Within a two-kilometer radius are St. Luke’s Medical Center, Jubilee Evangelical Church, Our Lady of Mt. Carmel Shrine and Mary the Queen Parish. Families with school-aged children will be interested to note the convenience of nearby learning institutions. These include La Salle Greenhills, Immaculate Conception Academy, Xavier School and St. Paul College Quezon City. Government offices, shopping hubs, and media operation centers in Quezon City and San Juan are also nearby.

The Magnolia Residences has one-bedroom (36-65 square meters), two-bedroom (57-92 square meters), executive two-bedroom (72-101 square meters), three-bedroom penthouse (108-156 square meters), and four-bedroom units (128-151 square meters).  The spaces are ideal for competent individuals who aspire to have their own property and those who recognize the added advantage of less maintenance required for condominium living. The development is carefully designed to cater to upper-middle-class and affluent families.

Among the amenities for the exclusive use of The Magnolia Residences homeowners are the following: private theater, gym and locker room with shower, multi-purpose room, function room, library & lounge, game room and children’s playroom. For the more actively inclined, there is a table tennis room, badminton court, fitness deck / station, swimming pool and jogging path.

Outdoor socialization can be held around barbeque pits, gazebos, the Jacuzzi/ wading pool and an open lawn, while the rock garden and Zen gardens could provide a place for serene introspection. For families with young offspring, there is a children’s pool, an outdoor playground and even a tree house.
