Filinvest shows off Fortune Hill

MANILA, Philippines - Filinvest Land Inc. (FLI), the property development arm of the Gotianun Group, remains bullish on the local real estate sector but noted that there are overcrowding in certain areas in Metro Manila.

“There is enough room for property developers,” Steve Chien, FLI senior vice president, said during the launch of their Fortune Hill showroom.

He said, however, that there is overcrowding or the erection of several vertical and horizontal commercial and residential projects  in certain areas.

“There are vertical ‘barangays’ in some areas, but there is no bubble yet in the property market in general,” he added.

These, he said, are the factors that prompt FLI to look for the right niche, where tenants or unit owners have “a lot of space to turn around.”

The FLI executive said they had that in mind when they put up Fortune Hill in San Juan.

“There must be a mountain view, where there would be a steady flow of energy and light, and the right amount of exclusivity,” Chien said of the 92-unit, mid-rise, low-density, high level of privacy located at the corner of P. Gomez and P. Burgos St., San Juan City.

Fortune Hill stands in an auspicious location that allows access to the Ortigas and Makati business districts, and to Quezon City.

“Within a short drive are premier schools—such as Xavier School, Immaculate Concepcion Academy, Jubilee Christian Academy, La Salle Greenhills, and Saint Pedro Poveda College—keeping travel time to a minimum to ensure more family time at home,” he explained.

FLI executives explained that Fortune Hill’s design aesthetics combines modern Oriental with traditional values.

The condo has two- and three-bedroom units in its two towers: the Gold Tower has 40 units and the Platinum Tower has 52.

The two-bedroom units range from 98 sqm to 110 sqm and are selling for P15 million. The three-bedroom units, which sell for P20-25 million, have sizes ranging from 152 sqm to 155.39 sqm. Each unit is delivered finished and comes with one parking slot.

Each floor has only four units serviced by exclusive elevators, thus no hallways and more privacy.

Fortune Hill’s safety elements are the CCTV cameras, 24-hour security, automated fire alarm system, and a shuttle service for students attending nearby schools.?

“Customized security cards activate elevators which stop only at the unit owner’s personal lobby,” Chien pointed out.
